Introduction

About the Company
This is not a middle management position — it is a true executive role that carries full accountability for the strategic, financial and operational performance of major facilities management contracts. As Executive Operations, you will be responsible for developing and driving the operating model across people, processes and systems to a level where service is delivered both effectively and economically across your portfolio of contracts.
You will engage directly with senior customer stakeholders to understand their business plans, translate those plans into facilities management requirements, and ensure that every service delivered meets or exceeds the agreed standard. At the same time, you will manage supplier relationships, oversee contract compliance, govern capital and operational budgets, and drive change management and culture initiatives across your teams. Responsibilities
Finance
• Develop strategies, mechanisms and guidelines to govern the development and maintenance of short, medium and long-term capital expenditure budgets for all associated contracts
• Develop the FM operational budget for the short and medium term and ensure full compliance to it
Customer Management
• Engage with senior customer stakeholders to understand and determine their business plans and requirements
• Interpret customer business plans into specific FM requirements and maintain customer satisfaction at or above agreed levels
• Assess the impact of changing customer requirements on existing service level agreements and contractual obligations
Operations
• Develop strategies and guidelines to understand the business environment in which each customer operates
• Devise and implement communication and change management strategies to embed the required culture and operational approach
• Define key performance areas and oversee the development of KPIs and contract compliance activities
• Engage with service providers to develop their service delivery strategies
• Define broad contract requirements and principles for supplier contracts in collaboration with Supply Chain
• Ensure service delivery meets the required quality, safety and environmental standards at all times
Growth and Development
• Determine the appropriate strategy and culture required to meet each customer's specific requirements
• Devise strategies to educate customers on their contract specifics and the value of the FM service offering
Governance
• Ensure that strategies and guidelines exist to identify all applicable statutory requirements and ensure compliance
• Identify and develop required customer-specific policies
• Maintain adherence to the Integrated Management System (IMS)
Required Qualifications
• A B-Tech, BEng or BSc Degree in Engineering, an FM qualification, or a Management Degree
• A postgraduate qualification such as an EDP, MBA or MBL would be a significant advantage
• Matric (Senior Certificate)
• A valid South African driver's license
• Minimum 15 years of relevant working experience overall
• Minimum 8 years of FM and maintenance engineering experience
• Minimum 8 years of senior management experience
• Experience in Customer Relationship Management and Property Management
• Technical knowledge: Facilities Management, General Building Maintenance, People Management, Supply Chain, Procurement and Strategic Sourcing, Negotiation, Commercial and Contract Management, Vendor Management, Finance, Law and Auditing
• Systems: MS Word, MS Excel, MS PowerPoint, MS Project, MS Outlook (intermediate level), SAP knowledge
• Regulatory knowledge: OHS Act, ISO 9001 Quality Management, Risk Management Systems

• The competency list includes stress tolerance and deadline-driven performance — this is an honest signal that the role is demanding. Be prepared to discuss in your interview how you manage pressure and maintain performance standards across large, complex teams and multiple contracts simultaneously.
• Strategic sourcing and procurement experience is explicitly required. If you have led large procurement processes, developed vendor panels or negotiated strategic supplier contracts, make sure this is clearly described in your CV.
